Housing Choice Voucher Program

Section 8 Rentals or Housing is a good way to insure that your investment property stays occupied. The benefits of the Housing Choice Voucher Program administered by HUD and the state run Housing Authorities should be considered.

  • a large pool of potential tenants, especially in these times
  • on-time regular payments by tenants and local Housing Authority
  • decent tenants (and motivated to pay timely and take good care of your property), because they can be permanently removed from the voucher program if the fail to pay their share of the rent or damage the property.

There are a few things to consider if you want to have Section 8 renters.

  • Contact your local Housing Authority for information on Section 8 Rentals
  • Your property will have to have an initial inspection for qualification purposes. The property will have to meet standards set by HUD.
  • Your property will have to meet those standards every year that the property is in service under Section 8.
  • Your allowable rent will probably be lower than what you would otherwise expect.
